Metal roofs are everywhere on Texas industrial, agricultural and warehouse buildings, and they fail in a distinctive way: at the fasteners. Exposed-fastener panels rely on thousands of neoprene washers, and those washers harden, crack and back out under decades of thermal cycling. Standing seam systems avoid that by concealing the fasteners and allowing the panel to move, but they still depend on correct seam, ridge, eave and penetration detailing.
Surface corrosion at cut edges and fastener holes is normal on older panels and is usually treatable; structural rust through the panel is not. Note also that many Texas commercial policies now carry cosmetic damage exclusions that specifically exclude hail dents in metal which do not affect function, worth reading before you assume a dented panel is a claim.
